Forum Flex is a single-story business park, which is currently 41%
occupied. The park has had long-term success and high-occupancy as office until a recent large moveout, but there is value-add in converting the vacancy to flex. 

The two buildings benefit from a tremendous micro market with proximity to the new Intuitive Surgical campus and mixed-use developments: Town Center & The Forum.
Greenleaf will take the low-basis asset to market-level occupancy, increase NOI, and exit at a higher valuation by injecting the capital needed to convert and lease the vacancy to flex.
