Avison Young Atlanta Partners with Greenleaf Management to Lease Multi-Tenant Office Park Totaling 110,000 SF in Norcross
The Station features nine office buildings with renovated executive suites, loft office space, flexible terms, direct parking access and more
Atlanta – Avison Young Atlanta has partnered with Greenleaf Management to lease The Station, a 110,172 square foot multi-tenant office park located at 3081-3091 Holcomb Bridge Road and 6015-6075 Atlantic Boulevard in Norcross. Avison Young Senior Associate Chris Godfrey was lead broker on the deal.
The property, which is in a qualified Federal Opportunity Zone and less than one-half mile from Holcomb Bridge/Peachtree Parkway’s retail hub, features nine buildings that occupy 10.64 acres and is within walking distance of historic downtown Norcross.
Built in 1984, Greenleaf Management purchased the property in March of 2019 and immediately began extensive interior and exterior design upgrades, including board and batten-like exteriors, new windows, doors and the creation of loft office space often sought by creative companies. The property is pet-friendly and offers a variety of amenities, including a natural serene setting, nature trail, curbside parking for direct walk-up access and flexible space options ranging from ~200 SF to more than 7,000 SF. The property was designed with enhanced safety features in mind, including individual exterior access doors for all offices with little to no common areas. The Station sits directly off of Peachtree Industrial near Holcomb Bridge Road giving tenants easy access to GA-141 and I-285. Click here to view photos of the newly-renovated spaces.
“This property is attractive on so many levels,” said Chris Godfrey, Senior Associate – Avison Young. “As a result of COVID-19, more companies are looking for smaller suburban office options closer to home, without large parking decks and elevators. The Station fits the bill. The unparalleled access to downtown Norcross, as well as nearby retail and restaurant options, is beneficial, but the location within an OZ creates tax benefits for new tenants that are unbeatable,” added Godfrey.
“The Station is an excellent location for start-up and established businesses looking for affordable and flexible office leases,” said William Corbin - Economic Development Director, City of Norcross. “Having worked with Avison Young on past projects, I’m confident that they have the expertise and local knowledge to successfully market this property to the various small and medium-sized businesses that represent the heartbeat and backbone of our economy,” he added.
